Just wanna make sure the steps before rooting!
    1) download minimal adb and fastboot
    2) download 3.0.3 recovery twrp
    3) super su 2.7.9
Enable debugging and oem lock under dev option
    4)enter fastboot mode
5)fastboot devices/adb devices code on minimal adb
    6)fastboot oem unlock
    7) flash recovery http://recovery.img
If we reboot it will ask for password (dm verity shit) so i wont reboot
    8)go to recovery
    9) enable system modification
    10) flash su
    11) reboot
    Thats it right?

3.0.4.-0 Also 3.1.0-0 is out now and also works. The rest of your steps are right. ADB install - Open Terminal in the location your ADB is installed - after transferring your TWRP recovery to that location - command ADB reboot fastboot - then fastboot flash recovery twrp-3.0.4-0.img (or whatever the file name is) and that's it. then flash your super su in twrp

shouldn't have to worry about that. that's if you get the dm-verity screen after rooting but that only happens in rare cases. go ahead and download it I'm case you get it but even if you do your device will work like normal. I've had it before and the main surefire fix for it is either complete wipe and flash or that no verify file.

No don't worry about that. you can always restore your device to pure stock if you have an issue you need warranty help with.

After rooting I'd recommend Elemental X. Then download EXKM for kernel tweaks and checkout XDA for AKT (advanced kernel tweaks) for more battery life/performance etc.

sure thing! oh and don't underclock or overclock your cpu until after you've applied your desired AKT profile. If you do things can get wonky and you'll have to restore to stock frequencies in EXKM and then reapply AKT profile. Just a headsup

Well I always get the verity screen, but I think it is quite useful: you can turn off your phone, boot in recovery or in fastboot easily

lol okay just download the AKT profile. flash it in TWRP. then open terminal emulator, type su. then AKT in all caps to access AKT. You'll see menu after that. choose your device. 821 is 3T. If you want better battery choose that option. Performance that option etc. there are varying degrees of each. I'm actually using extreme battery profile right now.
