Unlocking bootloader always wipes. Never heard of any walkaround.
The purpose is that you want to root and stuff?

Yes.....waiting in T-Mobile to unlock the SIM. They say 24-48 hour bullshit. I'll be glad when they are gone. Worst technical support ever. How they become the 5G leader is a farce. And 5G isn't on my radar until Fall season here....another 6 months.

I have to do a full factory re-install to unlock. My question is...after the unlock, will Oxygen Updater do everything I need as far as updates? It's gonna revert back to Android Pie. How should I approach? If you happen to know. Thanks my friend!

Depends what kind of factory reinstall you do. Rollback file, msmtool unbrick method? Or simply factory reset? A normal factory reset keeps the current installed version. The other 2 don't.
If you indeed get to Pie, the only upgrade steps you need is either OTA or manually download upgrades in steps. You probably need 10.3.0 before flashing 10.3.1. The OTA way does this automatically.
The latest one always exists in Oxygen Updater. But you may need a older one. That can be found here
